Abu Dhabi Real Estate Market Q3 2026 cover

The Abu Dhabi real estate market in Q3 2026 gave buyers plenty to think about. Fewer homes changed hands than in the spring, yet property prices kept climbing. So, what is really going on, and should it change how you approach property investment in Abu Dhabi? At Gravity Real Estate, we have been going through the latest figures closely. Here is what the Q3 data shows, what it leaves out, and how you can use it.

What Did the Abu Dhabi Property Market Look Like in Q3 2026?

Savills released its residential report on 14 October 2026, covering 1 July to 30 September. The main numbers are:

  • 6,085 residential transactions, a 19% drop compared with Q2
  • Average apartment prices up 9% year-on-year
  • Average villa and townhouse prices up 8% year-on-year
  • Off-plan sales making up 81% of residential transactions
  • Deals above AED 10 million rising 35% quarter-on-quarter

Rentals told a similar story. Residential rental transactions rose 29% in Q3, mostly because of renewals. New rental rates were mixed across communities, so tenants and landlords should look at their own area rather than assume one trend fits everywhere.

Why Did Transactions Fall 19% While Prices Kept Rising?

This is the question most buyers ask us, and the answer is simple: transaction volume and property prices are two different indicators. A quieter quarter does not mean values are slipping. Q3 followed a strong start to the year, so some cooling in the pace of deals was natural.

Meanwhile, demand for higher-value homes stayed firm, which helps explain why prices held up. There is one caution worth knowing. Average prices can rise when more expensive homes make up a bigger share of sales, even if an identical property hasn’t gained as much. So, the 9% and 8% figures describe the market overall. They do not promise that every neighborhood or every property went up.

How Important Are Off-Plan and Luxury Sales?

Very important. With 81% of Q3 transactions off-plan, new developments are driving much of the market. The official ADREC H1 2026 report shows the same pattern, with off-plan properties making up 89% of residential sales value and 82% of deals.

At the top end, the 35% quarterly jump in AED 10 million-plus transactions points to growing appetite for luxury and branded residences. For buyers, that means the off-plan property market in Abu Dhabi deserves serious attention, as long as you check the developer, the payment plan, and the handover timeline.

Who Is Buying Property in Abu Dhabi?

Foreign money plays a large part. According to ADREC, resident expatriates and non-resident foreign buyers together accounted for 70% of residential sales value in H1 2026. That is a combined figure, not a count of overseas buyers alone.

The wider H1 picture adds useful background:

  • AED 117 billion in total real estate transaction value, up 112% year-on-year
  • AED 70.4 billion in residential unit sales, compared with AED 25.3 billion in H1 2025

Keep in mind that these are H1 figures, not Q3 results. We include them as context for why the market stays active even when one quarter slows down.

Which Abu Dhabi Areas Should Investors Watch?

The public Q3 summary does not give a verified price table for each district, so we will not invent one. What we can say is where activity and supply are concentrated:

  • Saadiyat Island: a leading name for premium and luxury residential demand
  • Al Reem Island: an apartment-focused hub, with roughly 27,500 units recorded in ADREC’s H1 report
  • Yas Island: popular for off-plan projects and lifestyle-led communities
  • Hudayriyat Island: AED 19 billion in residential unit sales in H1, about 27% of total residential sales value

Before you commit to any of them, compare current registered data for that specific area and property type. The ADREC dashboards are a good place to start, and our team at Gravity can walk you through them.

Will New Supply Change Prices by 2030?

Supply is the big question for the Abu Dhabi real estate forecast to 2030. Savills expects about 68,000 additional residential units by 2030. ADREC projects about 71,000, with deliveries peaking at roughly 21,800 units in 2028. The two numbers differ because they rest on different definitions and assumptions, so it is best to quote each with its source rather than blend them.

More homes do not automatically mean lower prices. What matters is whether demand keeps pace with delivery. Population growth, investor-friendly policies, infrastructure projects and major destination developments all support demand, though none of them guarantees a particular outcome.

What Should Buyers and Investors Check Before Buying?

A strong headline figure is not a reason to buy on its own. Before you decide, look at:

  • Developer track record and delivery history
  • The payment plan and what you pay at each stage
  • The supply pipeline in your chosen district
  • Ownership rules for your buyer type and whether the project sits in an investment zone
  • Expected rental yield against service charges
  • Your own time horizon, whether that is a family home, a rental income stream or a long-term hold

Is Abu Dhabi Still Worth Considering for Property Investment?

Based on the Q3 evidence, Abu Dhabi’s residential market remains resilient. Sales cooled by 19%, yet average prices stayed higher than a year ago, luxury activity grew and foreign demand stayed strong. At the same time, the data does not prove that prices will rise forever, and a larger supply pipeline means careful selection matters more than ever.
