How to rent an apartment in Abu Dhabi

There are generally five steps for renting an apartment in Abu Dhabi. They are as follows:

  • Search for a property.
  • Reach out to the agent/agency.
  • Go for a viewing.
  • Sign a contract and prepare the cheque/s.
  • Move in.

1) Search for a property

You can rely on a trusted real estate agency in Abu Dhabi such as Gravity Real Estate to find the apartment you are looking for. Either contact us directly by using the numbers available on our website or use our website to search and find the ideal apartment on your own.

2) Reach out to the agent/agency

Once you have found the apartment you desire, contact the broker or agent responsible for that property to learn more about it or arrange for a viewing.

3) Go for a viewing

It’s important to get a touch and feel of the flat you are going to rent. Visit it to ensure that things are exactly how they were portrayed to be and to get a better feel of the complex and neighborhood that the apartment is in.

4) Sign a contract and prepare the cheque/s

Once you have committed to renting a particular apartment, a contract is signed after which a security deposit is usually asked for. This usually comprises 5% of the apartments annual rent. This deposit will be refunded to you at the end of your tenancy if you manage to maintain the property well and incur no damages or harm to the apartment.

After that, you will need to produce post-dated cheques using the name of the apartment's owner. There are several ways to do this and the cheapest one that offers you the most legroom when negotiating for a lower rent is by producing one 12-month post-dated cheque. Two, three, and even four post-dated cheques with smaller amounts are common but the more cheques you involve in the matter, the higher you can expect the total rent to be. That is because landlords are less flexible in negotiations when more cheques are involved.

After everything is in order the landlord will authenticate the tenancy contract with Tawtheeq. Tawtheeq is a governmental portal that aims to simplify the rental process between landlords and tenants.

Finally, you will need to pay the agent or broker who helped you find the apartment. This usually comes down to 5% of the annual rent as well.

5) Move in

Once all the formalities are settled, you can agree on a date on which you intend to move in and on which the landlord should settle all cleaning and property turnover duties. When you reach this stage you will probably be looking for a transport service to help you with moving into your new apartment. Abu Dhabi is a highly rewarding place to live in due to its level of development and the sheer amount of effort that went into architecting this great emirate. Furthermore, the emirate is also greener and has an abundance of parks. For a more comprehensive comparison of Dubai and Abu Dhabi read our Abu Dhabi vs. Dubai blog.

1) Entertainment

Yas Island is also home to Abu Dhabi’s largest mall Yas Mall.

2) Climate

Abu Dhabi downtown is an island surrounded by water on all sides. This causes the area to be highly humid, and with the heat that the city is known to experience at least six months of the year the Abu Dhabi outdoors can be challenging for some people. However, it’s important to note that Abu Dhabi is well-developed and was designed to cater to this challenge with sufficiently air-conditioned facilities and utilities. All of the public transport systems are kept cool and efficiently maintained with no downtime whatsoever. Furthermore, bus stops are also airconditioned and other similar smart city features focus on keeping the area cool.

Winter in Abu Dhabi is one of the most awaited times of the year. Most of Abu Dhabi’s residents will spend the majority of their time outdoors as the temperatures become cooler. Winter in Abu Dhabi usually runs from December to March.

3) Education and healthcare

Abu Dhabi is renowned for being home to some of the world’s leading healthcare and educational facilities. With great quality healthcare and education providers such as New York University Abu Dhabi, the Repton School, and the Cleaveland Hospital, education and healthcare are never a concern in Abu Dhabi.

4) Safety and family friendliness

Abu Dhabi has been voted the safest city in the world for a second consecutive time in 2023 by Numbeo. This fact is far from a PR ploy or anything of the sort. Abu Dhabi residents not locking the doors to their properties at night is a very common practice. Cars with their engines switched on and their doors unlocked are also another very common sight in Abu Dhabi. The fact is that this city is very closely surveilled by security cameras and any criminal knows that should they decide to engage in any dodgy behavior they will be quickly identified, apprehended, and then punished with the full force of the stringent laws that only Abu Dhabi knows.

In terms of family friendliness, Abu Dhabi is a family-centric emirate and it was designed to be so. Unlike Dubai which has a high occurrence of unmarried folk, Abu Dhabi is predominantly a family-based city.
